Obtaining the BREEAM® certificate guarantees that a building, whether new or existing, meets a series of requirements aimed at reducing operating costs and improving its environmental performance, while optimising its energy efficiency and ensuring the comfort and well-being of its users.
Aligned with the SDGs, it is a tool for assessing the sustainability of buildings that takes into account aspects such as efficiency, sustainable water management, air quality, safety, security, prevention, durability, functionality and flexibility.
The first version of the certificate was published in 1990 and has been the inspiration for all subsequent sustainability certificates.

BREEAM score and rating
Certification is based on a rating awarded by BREEAM® and allows clients and other stakeholders to compare the performance of a building with that of other BREEAM® rated buildings. The rating is awarded on the basis of a percentage score and rating:
- Exceptional ≥ 85% Exceptional ≥ 85% Exceptional ≥ 85% Exceptional ≥ 85% Exceptional
- Excellent ≥ 70% Excellent ≥ 70% Excellent
- Very good ≥ 55% Very good ≥ 55% Very good ≥ 55% Very good ≥ 55% Very good ≥ 55
- Good ≥ 45% Good
- Correct ≥ 30% Correct
- Unclassified < 30% Unclassified
There are different BREEAM ES schemes that are adapted to each building typology or project:
- BREEAM® EN New construction
- BREEAM® EN Housing
- BREEAM® EN In use
- BREEAM® EN Urbanism
BREEAM® ES New Construction
and BREEAM® ES Housing
BREEAM® EN In use
The BREEAM® ES In Use scheme is a performance-based assessment method for the certification of existing non-residential buildings. The aim is to mitigate the operational impacts of existing buildings on the environment. The assessment process is divided into two parts:
- Part 1 The building: characteristics of the building itself and its installations.
- Part 2 Management: policies, procedures and management practices implemented.
Building performance is assessed in terms of the following factors: management, health and well-being, energy, transport, water, resources, resilience, land use and ecology, and pollution.
BREEAM® EN Urbanism
The BREEAM® ES Urbanism scheme aims to stimulate demand for sustainable urbanism and sustainable communities. The methodology enables economic, social and environmental benefits for more sustainable urbanism.
In this case, the variables analysed are: governance, social and economic well-being, resources and energy, land use and ecology, transport and mobility, and innovation.
